4 Steps on the Road to Wealth

Every journey has to start somewhere, it doesn’t matter where you start but if you have a destination you want to reach then you have to start from somewhere. In other words if you want a life of financial freedom then it doesn’t matter what your financial situation is now what matters is you start doing what it to takes to achieve that.

In Jamie McIntyres book What I Didn’t Learn in School But Wish I Had he covers eight steps to get yourself in a situation where you can begin to invest. Then your investments can start generating some passive income, that is income that doesn’t require you being there to earn.

These are Jamie’s 8 Steps to Start You on the Path to Becoming a Millionaire:-

STEP 1 – SAVINGS

Saving will always be your first step to wealth. It doesn’t matter how much you earn you always need to save at least 10%. Learn this principle well, teach it to your kids as soon as they can understand, no matter what you earn or what you owe, SAVE. Even if you can’t manage 10% at first, save whatever you can, pay yourself first. Developing a savings habit creates a mental shift that makes wealth creation possible.

STEP 2 – SELL SOMETHING

Most of us have accumulated more stuff than we need or use – sell it. You would be surprised how much cash you can make by cleaning up and clearing out all those items. Use the money you make to begin your savings plan or to start an investment strategy.

STEP 3 – TAX

This step is about minimising the tax you pay. The majority of Australians, the middle income earners pay huge amounts of tax, there are legal ways to reduce the tax you pay. Tax rules are constantly changing so it’s best to ask your accountant some ways you can minimise the tax you pay.

STEP 4 – INCOME

You may be thinking an increase in income is easier said than done, that may be true but not impossible. One very important skill of the current century is the ability to think creatively and solve problems, if you can do this in your current field you have a valuable skill. Effective communication is another sort after ability that has the potential to earn you rewards. The ability to market a new idea or concept and bring it to reality can earn you huge amounts whether in your current field or independant of it. The art of negotiation is also a valuable skill, one or all of these skills have the potential to increase your income and put you in a position to negotiate a better wage or payment plan for yourself.

A Word from Arren

There are many reasons why I started an online business. Firstly, although I enjoyed my job as an engineer I knew I didn’t want to be doing it for the next 40 years. I wanted to spend time with my family and friends, I wanted to travel the world and live comfortably without the stresses and constraints of a job tying me down. I wanted to do more than just survive in life.

What could I do to improve my lifestyle?So once I realised that working for the next 40 years wasn’t what I wanted out of life, I started to think, what can I do that will give me a good income without the restrictions of time a regular job has. Now once I started seeking ways to make money without sacrificing time, an overflow of information started to come my way, initially it was very overwhelming, I had no idea what to do. So I sat back and weighed up my options, and can you guess the one that kept grabbing my attention, well it should be pretty obvious, it was to start an online business.

What was the biggest attraction of an online business?
I could start up with virtually no money, no risk, I could make money off someone else’s products and to top it off I could have access to a worldwide market 24hrs a day 7 days a week 52 weeks a year. There is no need to lease a shop front, hire a bunch of shop assistants, just a fully automated sales system that can work for me while I sleep. Passive income solves a lot of problems if you can build it up strong enough even more so if the method you use can be duplicated.  If you can show me another way of achieving that, then “Count me in”. I could get started without having to leave my current position.

Well if you’re still not convinced, let me give you a couple of internet statistics that may. The internet is estimated to have over 20% of the world’s population currently online, which is over 1 billion people who could potentially be you’re customer. It is also estimated that out of those users the online spending was over US$5.0 trillion in 2006 and increasing, imagine getting just a slice of that.

What’s Your Perspective?

How do you see your life? Where have your thoughts and beliefs taken you? Are you where you want to be?

You are where you are because of the thoughts and beliefs you’ve had up till now. Is there something you want that just keeps alluding you. Look at your life from a different perspective, ask for some constructive feedback from someone you know who has what you want. Maybe it’s a great relationship or a better financial position, if they have it and you don’t you can be sure their thoughts or beliefs are going to be different to yours.

What if you changed some of the thoughts that run though your head everyday, questioned your beliefs or core values? What possibilities would you be opening up for yourself?

We do get stuck, stuck in safe or familiar territory even if we don’t like it,. Changing your life is as simple as changing what you think, look at your life from a different perspective. It’s a definite possibility that you have more than a lot of other people. Look at your life from a gratitude perspective, be grateful for the people and things in your life no matter how small, and see what might change.

Try something you have never tried before, maybe you have always felt you wanted to do something but there was always a reason not too. It’s easy to let yourself off with excuses like not enough time or money, or that dreaded fear of failure. The fact is we don’t have to get everything right the first time. When things go wrong as they sometimes will get some honest feedback from someone you trust and who is successful themselves. It could be something your missing that they may be able to pick up on, they may be able to throw some good ideas your way or just help you see another way of doing things.

You’re not expected to know everything either it’s OK to ask for help or to source an outsider’s expertise. Networking comes in handy here.The relationships you develop on your journey through life and to success can all potentially add value and you should always try to do the same. You don’t know what resources others have until you ask, they may have something that you are struggling to access right at their finger tips and vice versa. You may even be able to start a successful partnership with someone along the way.

You not only, sometimes, need another person’s different perspective but you also need to train yourself to examine your own behaviour and see how you create the circumstances in you life. Maybe you need to change your perspective on some areas in you life. Look at yourself through your own eyes and on a regular basis. Step back, reflect on what you have accomplished so far, examine your milestones and ensure you are still heading in the right direction. Repositioning along the way to success is perfectly normal and to be expected. If you have been struggling with something specific, rather than continuing to battle this issue, reflect on what has not been working, and reposition yourself.

Looking at things from a different perspective, getting another person’s opinion or brainstorming with friends, family or colleagues can make a huge difference to your progress.

Understand your Money

Part of accumulating wealth is understanding some simple things about money like how much you earn, what you spend it on, how much tax you pay, how much it costs you to live. Sometimes it all seems overwhelming especially when we are all so busy with life, but your money is a big part of the quality of life you will live so it is to your benefit to organise a few important financial areas.

If you have any kind of loan or credit card it pays to understand what the interest rates are and the costs of these accounts, you may be able to save money by consolidating or changing to a newer product with better features, just be sure you know any exit costs and factor these in.  

How many bank accounts do you have? Having too many can cost you and may not be necessary have an everyday account, a special purpose account and a bill paying account, these three accounts should be adequate in most circumstances. Also know what you are being charged and read over your statements when they arrive, banks and retailers can make errors, I was once charged twice for buying one book it was only $30.00 so I hadn’t noticed but when I checked my statement and phoned the bank they followed up with the retailer and my $30.00 was returned.

Keep records, this doesn’t have to be difficult all you need is a few ring binder folders with plastic sleeves have a folder for bank statements , one for bills to be paid using a plastic sleeve for each type of bill and a folder for important documents like insurance, loan papers, wills etc. Or you can devise your own system but keep it as simple as possible and in an orderly manner. It might not be a nice thought but I always think if something happened to me and someone had to come in and take over my affairs how easy would it be?

Even if you hate figures or anything related to them you cannot make someone else entirely responsible for your financial affairs you can certainly ask for help but it’s your money so you need to know what it’s doing.

A Little Something Different

Everyday we go to work, do our jobs and take care of everything we must. We try to do better each day, to learn what we can, improve our lives and create better futures. But we also need to take time out, it’s Saturday night so I have decided to share something a little different that I came across today.

IF I HAD MY LIFE TO LIVE OVER

I would have gone to bed when I was sick instead of pretending the earth would go into a holding pattern if I weren’t there for the day

I would have burned the pink candle sculptered like a rose before it melted in storage.

I would have talked less and listened more.

I would have invited friends over for dinner even if the carpet was stained, or the sofa faded.

I would have eaten the popcorn in the ‘good’ living room and worried much less about the dirt when someone wanted to light a fire in the fireplace.

I would have taken the time to listen to my grandfather ramble about his youth.

I would have shared more of the responsibility carried by my husband.

I would never have insisted the car windows be rolled up on a summer day because my hair had just been teased and sprayed.

I would have sat on the lawn with my grass stains.

I would have cried and laughed less while watching television and more while watching life.

I would never have bought anything just because it was practical, wouldn’t show soil, or was guaranteed to last a lifetime.

Instead of wishing away nine months of pregnancy, I’d have cherished every moment and realised that the wonderment growing inside me was the only chance in life to assist God in a miracle.

When my kids kissed me impetuously, I would never have said, “Later. Now go get washed up for dinner.” There would have been more “I love you’s.” More “I’m sorry’s.”

But mostly, given another shot at life, I would seize every minute….look at it and really see it, live it, and never give it back. Stop sweating the small stuff.

Don’t worry about who doesn’t like you, who has more, or who’s doing what.

Instead, let’s cherish the relationship we have with those who do love us.

Let’s think about what God HAS blessed us with. And what we are doing each day to promote ourselves mentally, physically, emotionally. I hope you all have a blessed day.

What to Look for when Choosing Property

Select properties in suburbs where the market is rising, don’t waiSeychellest until you hear about it in the media look for the following characteristics yourself:-

  • Strong demand for both owner occupied and rental properties.
  • Supply is diminishing, land in the area is limited.

The difference between supply and demand drives the market in property just like any other market.

Buy a property that is structurally sound make sure you check the following points before making a decision:-

  • No structural work required.
  • No electrical or plumbing work required.
  • Only cosmetic work that can be done quickly with little expense is necessary.

Look for properties that have been renovated within the last 20 years and that are close to amenities for easy rental.

If buying a unit or apartment:-

  • Make sure it is in a good building.
  • Check the body corporate details and make sure they are easy to work with especially if you want to renovate.
  • If possible choose a building that has been renovated, it will give an indication of the possible resale value.
  • Be aware that unit prices can vary in the same building due to different features, facilities or views.

Check all external surfaces:-

  • Including balconies, windows, doors and any concrete slabs.

Look for a property that may have a special feature:-

  • Good lighting and space.
  • View, size or parking.

Obviously you are looking for a property that is going to appeal to tenants and buyers. Location and the type of property will give an indication about what features are important to have available in the area you are looking in. Take the time to select carefully making sure the costs to get the property ready to resell or to rent out are going to fit within your budget.

And now the most important points to ensure you purchase a profitable investment:-

  • Capital growth potential and
  • Cashflow.

Do the necessary research and take the time to look at a number of properties until you find the best property you can.

In Australia many find it difficult to keep their heads above the red line whether that’s in business or with credit cards or just some savings for emergencies. Most of us are hard workers not afraid to ‘give it a go’ to get ahead, why then this struggle?

Are you looking for answers, are you trying to turn your life around in some way? Whether it is finances, health or relationships we usually have one of these areas that we want to improve in our lives. I am sure you have wondered why you struggle in certain areas, why you just seem to miss out on achieving the income, weight or relationship you desire, no matter how hard you try.

If we aren’t succeeding in the area we want to something has to change, you can’t keep doing the same thing and expect different results. Have you examined your mindset lately, what are you thinking? What are the beliefs you associate with what you want to achieve? As much as you might not want to accept it your beliefs will either hold you back from success or propel you towards it. It pays to examine this area closely if you really want what you want.

I just want to offer you one tool today, if you’re not already doing it, that you can use that will start to turn your life around. You didn’t become the person you are today overnight, so give yourself time, work on one thing for a while. Firstly, become aware of how often you complain about various things in your life and ask yourself does complaining change or fix the problem long term. My guess is it doesn’t because if it did you wouldn’t be complaining anymore. So take responsibility, what positive steps can you take to make a difference and improve the problem.

The answer might be just a changed thought or attitude or something that requires you to take some positive action. When you stop complaining and take some responsibility you grow stronger in yourself, you will uncover qualities and possibilities you couldn’t see before and if you are persistent you will notice things begin to turn around.
